October 2015: The Commercial Dispatch reports that Cook Out plans to take over a former Arby’s on Hwy 12 in Starkville.
January 2016: Cook Out advertises for a Starkville manager. The Dispatch notes that no Cook Out is yet operating in Mississippi and that Oxford and Hattiesburg are slated for spring.
Spring 2016: Oxford opens on West Jackson Ave, in a former KFC building, as Cook Out’s first Mississippi restaurant, according to the Oxford Eagle. Many of its first hires are Ole Miss students.
2016: Hattiesburg opens on Hardy St, and Starkville follows in the summer of 2016.
July 2017: Cook Out’s purchase of the former Immanuel Baptist Church property at 503 18th Ave North in Columbus closes, with plans to demolish the building for a new store.

October 2026: The Cook Out locator shows 9 open Mississippi stores and none listed as coming soon.
We could not find reliable public opening dates for the Olive Branch, Jackson and Flowood stores, so we do not list them. The pattern is clear, though: the first wave went to the state’s big university towns, then the chain filled in the interstate cities and the Gulf Coast.

How Does Cook Out Compare to Mississippi Favorites?
Cook Out competes in Mississippi on price and late hours rather than on local specialties. Mississippi has plenty of those, and some well-known restaurant brands started here.
- Comeback sauce: The tangy dipping sauce grew out of Jackson’s Greek restaurants in the late 1920s. You will not find it at Cook Out, but hushpuppies and onion rings are the closest match.
- McAlister’s Deli: Founded in Oxford in 1989, the same year Cook Out opened in Greensboro. It is a daytime sandwich-and-tea stop; Cook Out is the late-night option.
- Newk’s Eatery: Opened its first store in Oxford in 2004. It is a fast-casual sit-down meal, while Cook Out is a cheaper drive-thru tray.
- Whataburger: Its High St location in Jackson is the closest burger rival to the High St Cook Out. A Cook Out tray adds two sides and a drink for about the price of a single burger combo elsewhere.
- National chains: Next to Sonic, Wendy’s, Raising Cane’s or Chick-fil-A, Cook Out usually wins on value, menu range and closing time.
